Job Overview
A private ultra-high-net-worth family is seeking a highly experienced, hands-on Estate Caretaker / Property Manager to oversee and maintain two luxury residential properties in East Hampton. This is a full-time, year-round role requiring a proactive, detail-oriented professional with strong technical skills, sound judgment, and a well-established network of trusted local vendors.
The ideal candidate brings a proven track record of long-term positions, exceptional references, and the ability to manage all aspects of high-end property care with discretion and efficiency.
This opportunity may also be well-suited to a domestic couple, with responsibilities shared across maintenance, property management, and household support.
Key Responsibilities
- Oversee the day-to-day operations of two private estates
- Conduct regular inspections to ensure all systems, structures, and grounds are maintained to the highest standards
- Develop and implement preventative maintenance programs
- Coordinate seasonal preparations (summer readiness, winterization, storm planning, etc.)
- Ensure properties are consistently maintained in a guest-ready condition
- Perform hands-on maintenance, including basic electrical, plumbing, HVAC troubleshooting, and carpentry
- Identify and resolve issues quickly and effectively
- Manage ongoing repairs, upgrades, and improvement projects
- Maintain tools, equipment, and inventory of supplies
- Utilize an existing network of reputable Hamptons-based vendors
- Source, vet, schedule, and supervise contractors and service providers
- Negotiate pricing and ensure high-quality, timely, and cost-effective service
- Oversee all external services including landscaping, pool maintenance, security, and housekeeping vendors
- Supervise landscaping, lawn care, irrigation systems, and outdoor features
- Ensure proper upkeep of pools, patios, driveways, and exterior structures
- Monitor weather conditions and take appropriate preventative or responsive action
- Coordinate with housekeeping staff and provide oversight as needed
- Assist with event setup and breakdown during owner occupancy
- Manage deliveries, inventory, and household stocking
- Maintain detailed records of maintenance, vendor activity, and expenses
- Provide regular updates and reports to the owners or their representatives
- Assist with budgeting and cost tracking for property operations
- Ensure all security systems are operational and properly monitored
- Uphold strict confidentiality and professionalism at all times
- Serve as a trusted on-site representative for the property
Qualifications
- 5-10+ years of experience in estate management or luxury property caretaking
- Demonstrated longevity in previous roles with excellent, verifiable references
- Strong hands-on technical and troubleshooting skills
- Established network of local vendors in the Hamptons preferred
- Exceptional organizational and time management abilities
- High level of discretion, reliability, and professionalism
- Ability to work independently and anticipate property needs
- Valid driver’s license with a clean driving record
Preferred (Domestic Couple Applicants)
- Complementary skill sets (e.g., maintenance/grounds and housekeeping/interior management)
- Prior experience working together in private service or estate management
- Willingness to reside on-site if housing is provided
